Our brand-new breath-taking property is likened to a real fairy tale mansion, new for 2020/2021! The luxury bedrooms boast stylish and modern decor, and this gorgeous holiday let offers a dining room, perfect for a private chefs 3 course meal – and two beautiful classic lounges, amazing for pizza and pamper nights. With a lovely heated outdoor pool, hot tub and seating, this is a great property to book in advance for summer. Take a stroll around the fabulous gardens, or take a trip into nearby Leeds for shopping and lunch. You do not want to miss out on this new and exclusive holiday home!

PLEASE NOTE: Pool Party Barn is now (3 properties) - Main Barn, The Cottage, & The Lodge. The Main Barn has exclusive use of the outdoor hot tub, all 3 properties share pool with time slots given.

April, May & June 2021 Special Offers for Smaller Groups

PRICES & CANCELLATION POLICY -  April, May & June 2021 we are only accepting bookings for 1 household + support bubble and have a no cancellation policy unless the holiday let is required to close by law in which case we will offer a refund less the booking fee. If you book for more than one household, this is at your own risk and should restrictions be in place then you will have to re configure your group in line with the restrictions as no refund or postponement would be offered as you are booking under our 1 household policy. If restrictions lift and you wish to invite more guests, this would have to be agreed and paid for prior to arrival as extra charges may apply. This is at the discretion of the owners and Celebration Cottages to allow additional people and may depend on the age and number of guests.

Booking Information

Booking Information:

  • We require a non-refundable 30% deposit via bank transfer or cheque only at the time of booking, and the full balance is to be paid 12 weeks prior to your stay.
  • Sorry we do not accept credit cards.
  • We require an additional £500 security deposit for this property aside from your required balance, which is refundable 7 days after you vacate the property provided that there are no damages and house rules are kept to. For further info please see Booking Terms & Conditions
  • All bookings are subject to a premium property booking fee of £215 which is due at the time of booking and is non-refundable.

Activities
If you have booked Activities, our package coordinator will be in touch with you to arrange the times and send you any menus/ spa choices etc, only once the final balance has been paid and numbers are confirmed. Please note No 3rd party suppliers are permitted at this property unless booked through Celebration Cottages.

Hot Tub
Please note – Any ladies who are pregnant we recommend that you do not use the hot tub. Please do not use the hot tub if you have fake tan on. We recommend that a maximum of 15 – 20 mins is spent in the hot tub at any one time, any longer can result in heat rashes or a reaction to the chemicals used in the hot tub.

Covid-19 Information

CORONAVIRUS UPDATE 23/02/21

After the latest government announcement we can now advise you of the following:

  • Our holiday lets will be open from the 12th April 2021 – For 1 household groups ( + support bubble only )
  • From the 17th May – The government have stated that 6 individuals or 2 households may be allowed to stay.
  • There is a possibility that more restrictions could lift on the 17th May allowing larger groups but this has yet to be confirmed nearer the time.
  • From the 21st June 2021 – All restrictions on households mixing will hopefully be lifted.

 

Placing A New Booking With Us.

Due to an high volume of enquiries, it may take us a little longer to get back to you, we kindly thank you for your patience during this time.

 

New bookings with an arrival date of the 12th April 2021  – 21st June 2021.

Anyone who wishes to place a new booking with an arrival dates from the 12th April 2021 – 21st June 2021 will be booking under our 1 household policy – this means that no refund would be given unless the holiday let had to close by law. If you book for 2 households or 6 people and the restrictions remained in place for 1 household, you would have to re configure your group to comply with the law. This is to prevent last minute cancellations during this time.

If you book for 1 household and restrictions lift and you wish to invite more guests extra charges may apply, only the guests on the original booking would be allowed to attend, please contact us if you wish to add anyone onto your booking, this would be at the discretion of Celebration Cottages and the owner of the accommodation to allow this and extra charges may apply.

Large group bookings – from 21st June 2021

We are happy to accept large group bookings with an arrival date from the 21st June 2021 – under our Large Group Policy. Our Large Group Policy fee is £75 and allows you to book for multiple households. Our large group policy will be in place for all new bookings from the 21st June 2021 until all restrictions have legally been lifted.  We will offer a refund ( less the booking fee & group policy fee )  or postponement should the holiday let have to close by law, ( postponements may be subject to a £75-£115 admin fee )  or if there are restrictions in place by law ( not guidance ) on numbers of people or the mixing of households which would affect your stay.

If you had to cancel the booking due to illness, guidance or being contracted by track and trace or you change your mind about your stay – you would not be entitled to a refund and we insist that you take out your own cancelation insurance as we do not provide this.

 

Existing Bookings

For all our guests  with an existing booking in place with us, we have detailed below our plan of action, this is our guidance on how we are dealing with all existing bookings.

Our Customer Care team will be contacting all guests who are due to stay up to the 16th May 2021.  We will be offering a refund or postponement if your booking is for more than 1 household.

Due to the sheer amount of admin and increased costs we may be only able to offer postponements with an amendment fee of £75 for 2021 dates and £115 for 2022 dates.

We have to deal with all bookings in date order and our customer care team will be working around the clock to offer the best customer service possible, however we kindly ask you for your patience and if you could kindly wait until we contact you due to a high volume of emails we are experiencing.

  • All March guests will be contacted before the end of February
  • All April Guests will be contacted before the 20th March
  • May guests up to the 16th will be contacted in March

It is not possible to refund or postpone your booking in advance of these dates unless our customer care team have contacted you.

 

17th May – 21st June Existing bookings

  • Step 3 in the Road map states that 6 people ( individuals ) or 2 households may be able to stay from the 17th May
  • However there is a possibility more restrictions may lift from the 17th May, which is also set out in the road map depending on government data, so once we know the restrictions by law for these dates we will contact all guests who have booked from the 18th May 2021 – 21st June 2021.

Please note: Any premature cancellations will be subject to our normal terms and conditions.

All Balances for any bookings due to stay from  the 17th May do have to be paid on time to keep your booking in place, any balance not paid may result in your booking being cancelled and loss of any deposit paid. We ask that you wait for our customer care team to contact you to discuss your bookings and give you options nearer the time of your stay.

 

Due to the volume of admin we have to deal with imminent bookings as priority, so we kindly ask you for your patience.
