Introducing Orchard Barn, a family retreat to beat all others! Near to the famous market town of Ludlow and walking distance to the lovely local pub, Orchard Barn is one of three beautiful holiday barns nestled on the grounds of a 2,000-acre estate where guests are welcome to walk and take in the stunning surrounding Shropshire countryside. Ludlow has many things to offer - from walking the streets of this historic town and visiting the castle and St Laurence's Church, to a meal at one of Ludlow's restaurants. Ludlow is also noted for the many events and festivals that take place, from the annual Medieval Christmas Fayre and the famed Food and Drink Festival. You will find plenty of things happening to keep your group entertained! If you opt to stay in there is a shared swimming pool and tennis court, and a large garden, together creating a majestic backdrop for any family occasion.


Property Information

Orchard Barn itself is a large L shaped property with an open plan kitchen and diner leading into the lounge and out onto the south facing garden, which has plenty of room to host a summers afternoon BBQ and drinks with your hens. Each of the six bedrooms have their own en-suite bathroom or shower room and all face to the south, revealing enviable views from the windows. Orchard Barn also has shared access to a heated indoor swimming pool which you can book to use exclusively for your stay, and use of a hard tennis court so don't forget your racket! Why not book afternoon tea on arrival which will include a selection of delicious cakes and sandwiches?

There is also an array of calming and deluxe spa treatments to choose from, which will put every guest into full relaxation mode – this is a great option for birthdays. The large outdoor space is brilliant for a fun and energising boot camp session, and the sitting room is the ideal setting to cosy up for a movie and pizza night, this is just the ticket for a family evening in for all ages. These activities can be booked prior to your stay so your retreat will be planned with precision and attention to detail. Swimming Pool & Living Spaces

The stunning indoor pool has exposed beams and is fully enclosed for privacy, with wicker seating, detailed mosaic tiling and exposed brickwork, giving a true luxury feel. The large dining area with comfortable high back chairs is a great setting for dinner and wine in the evenings, with wooden floors and easy access to the kitchen amenities. Comfortable and ample seating in the living room will make your stay feel like a home from home, and lovely immaculate bedrooms with adjoining bathrooms will make for a good nights’ rest. The vast garden space with an al fresco dining area and BBQ will offer you the option to take the celebration outdoors too. You can take advantage of the shared tennis courts on site, making for a fun addition to your retreat.


6 Bedrooms

All bedrooms are comfortably designed and furnished with plenty of space to relax and get ready, with bedrooms one and five offering two single beds, bedroom six providing three single beds and bedrooms two, three and four having double beds to sink into. All bedrooms have en-suite facilities, three of which have baths with showers and the others offering shower rooms to enjoy after a long day of pampering and relaxation, or before a trip out into Ludlow.

  • Kitchen/Diner with a large table and 12 chairs, fridge/freezer, 2 dishwashers, 2 electric ovens and electric hobs, microwave and door into utility room and open arch to lounge.
  • Sitting Room with seating for 12 in a selection of sofas and chairs, coffee table, TV with Sky, DVD player and back door leading onto a terrace and garden.
  • Parking for multiple cars, large garden with terrace, table and benches, BBQ.
  • Wi-fi available throughout the property.
  • Utility Room with separate WC, sink, freezer.

Bathrooms: 6 en-suites, 3 with baths, all with shower attachments.

Booking Information

Booking Information:

  • We require a non-refundable 30% deposit via bank transfer or cheque only at the time of booking, and the full balance is to be paid 12 weeks prior to your stay.
  • Sorry we do not accept credit cards.
  • We require an additional £500 security deposit for this property aside from your required balance, which is refundable 7 days after you vacate the property provided that there are no damages and house rules are kept to. For further info please see Booking Terms & Conditions
  • Please note: All bookings are subject to a booking fee of £115 which is due at the time of booking and is non refundable.



Due to COVID-19 we have experienced an overwhelming number of cancellations in 2020 due to all the restrictions, as we proceed into 2021/22 there is every chance future cancellations may take place, therefore the risk is much higher to us as a company and indeed our guests of a cancellation taking place for bookings with more than one household. We are all hopeful restrictions will be eased by spring and with the rollout of the vaccine hope is in sight for everyone!

As much as we have been able to help hundreds of customers in 2020 with refunds and postponements, we have had an extreme amount of admin and as a small family run business this means ensuring our staff are working around the clock to offer the best customer service possible, which is great for all our customers but unfortunately we have not been able to take advantage of Furlough for many of our staff as it is important to us to make sure at all times we are looking after our guests as priority! It truly has been a challenging time!

After careful consideration in line with keeping our customer service to a high standard,  we are only accepting new bookings for one household group + support bubble in 2021/22 under our normal terms and conditions & COVID-19 policy.  Which means bookings made under these terms and conditions would only be entitled to a refund if the holiday let was closed by law. No refunds would be offered due to restrictions on households mixing as all bookings should be for 1 household/ support bubble only. This will result in less cancellations for us and our guests.

“Large Group Policy”

A special contract designed with large groups in mind

Bookings can be accepted for multiple households under our “Large Group Policy” for £75. This amount is non-refundable and covers the risks of cancellation involved by us in taking such a booking during the pandemic.  Refunds/Postponements would be offered if your booking cannot go ahead due to restrictions by law (not guidance) on households/numbers or if the holiday let has to close by law.  Refunds would only be for the accommodation and activities and would be less the booking fee paid and the Large Group Policy fee.

Our Large Group Policy is not insurance, this does not cover you if you had to cancel your booking due to contracting COVID-19 or any other illness and could not attend, it does also not cover you if you wish to cancel your booking with us and have changed your mind about wishing to stay.   It does not cover you if you wish to cancel due to government guidance and not law.

We do insist that all our customers take out their own travel insurance to cover you in the event you have to cancel your booking.


If you have a booking with us for more than 6 people / 1 household/support bubble our customer care team will be in touch with you when we know the restrictions in place nearer the time of your stay. Due to the volume of admin it is not possible for us to postpone / refund your booking until approximately 4 weeks prior to arrival

It is not possible to refund or postpone your booking in advance of these dates.

Any premature cancellations will be subject to our normal terms and conditions.

All Balances do have to be paid on time to keep your booking in place, any balance not paid may result in your booking being cancelled and loss of any deposit paid. We ask that you wait for our customer care team to contact you to discuss your bookings and give you options nearer the time of your stay.

Due to the volume of admin we have to deal with imminent bookings as priority, so we kindly ask you for your patience.

Check in time. & Check Out Time

Arrival 3pm Depart 10am

If you would like to arrange an earlier check in or late checkout, we can only organise this for you a few days before arrival as it is subject to same day changeovers and may not be possible if we have guests departing or arriving that same day.

Collecting the Keys & Final Arrangements

After the full balance has been paid – we will email you over all final arrangements.


If you have booked Activities, our package coordinator will be in touch with you to arrange the times and send you any menus/ spa choices etc, only once the final balance has been paid and numbers are confirmed.

Please note No 3rd party suppliers are permitted at this property unless booked through Celebration Cottages.

Swimming pool

Please do not use the Swimming pool if you have fake tan on.

Please make sure you don’t use the pool when under the influence of alcohol

Please make sure small children at supervised at all times.

Please make sure you are familiar with the depth of the pool before entering

Please do not take food or drink into the swimming pool area.
