From vaulted cathedral-esque ceilings and an inviting solid oak table to sit down and break bread, to a lawn tennis court and pool table for some light competition and fun, you will be whisked away to a parallel world which will awaken your senses.

Saunter down the verdure covered spiral staircase and dine al-fresco on the patio, sink into a roll top freestanding tub with salts and bath bombs, or simply curl up on the lavish sofas around the huge open brick fireplace with a good book – this property will feel like a luxurious home from home from the moment you enter with your loved ones. Living Spaces

As you walk into Mews Park Estate you will immediately want to look up at the high vaulted ceilings which give this property a true wow factor. Although spacious, the house has a truly cosy feel with comfortable sofas, a flat screen TV and DVD player for movie enthusiasts. If home cooking gives you the therapy you need, enjoy the electric Aga in the well-equipped and beautifully fitted kitchen, and serve up your treats on the extendable oak dining table which seats up to twelve guests. Wi-fi and central heating are available for use throughout the property, and when you venture outside you will discover a large garden with a lawn and terrace, and seating beside the BBQ for those warm sunny afternoons. There is ample parking on site with space for up to four cars, and the use of a full-size lawn tennis court. Meadowhead Clay Pigeon Shooting School and Chalybeate Trout Fishery are both based on the Eridge Estate nearby, great if you would like to get out for the day and experience something different. What better way to make lasting memories with your family!

7 Bedrooms

On the first floor, there is an inviting master bedroom sleeping two guests in a plush king size bed. Bedroom two sleeps up to two guests in a double bed with an adjoining Jack and Jill en-suite bathroom, complete with WC and hand basin. Bedroom three sleeps up to three guests on twin bunks and an additional single day bed, with a Jack and Jill bathroom shared with bedroom four. Bedroom four sleeps two guests comfortably in a queen sized double bed. Bedroom five has its own en-suite bathroom and sleeps two guests in either a zip-linked king-sized bed or separated singles if you wish. On the second floor, Bedroom six sleeps two guests with the same bed configuration of a zip-linked king-sized bed or two singles. Finally, bedroom seven sleeps two guests in a queen sized double bed. There is a large family bathroom on the second level with a bath, WC and hand basin. Please note – this is the standard bed configuration, however if you would like this arranged to suit the needs of your group, especially if you have guests of different ages, do not hesitate to contact us and we will be happy to have this organised prior to your stay via a bed configuration form.

  • A further door leads to the boot room, cloakroom with shower, WC and basin.
  • Outside there is a large garden with lawn and terrace with table and chairs and BBQ. Parking area with space for 4 cars. Use of a full-size lawn tennis court.

Booking Information

Booking Information:

  • We require a non-refundable 30% deposit via bank transfer or cheque only at the time of booking, and the full balance is to be paid 12 weeks prior to your stay.
  • Sorry we do not accept credit cards.
  • We require an additional £1000 security deposit for this property aside from your required balance, which is refundable 7 days after you vacate the property provided that there are no damages and house rules are kept to. For further info please see Booking Terms & Conditions
  • Please note: All bookings are subject to a booking fee of £115 which is due at the time of booking and is non refundable.

CORONAVIRUS UPDATE 15/06/21

After the latest government announcement:

RESTRICTIONS DO NOT LIFT UNTIL THE 19TH JULY:

Bookings up until the 19th July should be for 2 households of any numbers of people, or 6 individuals.

It is your responsibility to know if you can attend or need to cancel your booking.

Refunds/postponements would be offered for any cancellations.

We do not know how many households your group consists of, this is impossible to manage as an agent, therefore it is your responsibility to  let us know if you need to cancel or you can proceed with your booking. Our customer care team will contact all guests in this period no later than the 16th June to inform you of the government announcement and ask if you can  proceed with your booking or if you need to cancel. If you wish to cancel your booking we must receive notification of this by no later than the 20/06/21, in order for us to have time to re sell the dates, cancellations after this time may not be refunded. ( Refunds may take up to 30 days due to the volume of admin this announcement has caused, however we will try our best to action any refunds as quickly as possible).

If you wish to proceed with your booking, you will be proceeding based on 2 households and 2 support bubbles of any number of people, or 6 individual households. It is your responsibility to make sure you are aware and follow the current advice and rules – which can be found here – https://www.gov.uk/coronavirus

If you have booked the Cheshire Barn Retreat, The Woodbury Manor House, or the Woodcroft Estate – these properties can be split into 2 separate accommodation parts, therefore you can have 4 Households + 4 support bubbles or 12 individual households separated into 2 parts of accommodation in line with the current rules.

NEW BOOKINGS STAYING BETWEEN THE 14TH JUNE – 19TH JULY 2021.

Anyone who wishes to place a new booking staying between 14th June – 19th July should only be booking for 2 households of any numbers of people or 6 individual households people Max.

If you book and restrictions lift more and you wish to invite more guests extra charges may apply, only the guests on the original booking would be allowed to attend, please contact us if you wish to add anyone onto your booking, this would be at the discretion of Celebration Cottages and the owner of the accommodation to allow this and extra charges may apply.

If you allow any additional guests to the property, who are not on the original booking form, you will be in breach of your contract and the booking will be terminated instantly and you will all be asked to leave with immediate effect. No refund would be given and you may lose your security deposit.

NEW BOOKINGS – LARGE GROUP BOOKINGS – FROM 19th July 2021

We are happy to accept large group bookings with an arrival date from the 19th July 2021 – under our Large Group Policy. Our Large Group Policy fee is £75 and allows you to book for multiple households. Our large group policy will be now be in place for all new bookings from the 19th July 2021 until further notice. Our large group policy fee is not insurance and does not cover you in the event you have to cancel your booking, we insist you take out your own travel insurance for this.

We will offer a refund ( less the booking fee & group policy fee or any other amendment fee already charged ) or postponement should the holiday let have to close by law, ( postponements may be subject to a £75 postponement fee for any dates in 2021 or £115 for any dates in 2021 to cover additional admin )

We will also offer a refund ( less the booking fee and group policy fee or any other amendment fee ) or postponement, ( postponements may be subject to a £75-£115 admin fee ) should restrictions be in place by law ( not guidance ) preventing the mixing of households which would affect your stay

If you had to cancel the booking due to illness, guidance or being contacted by track and trace or you change your mind about your stay – you would not be entitled to a refund and we insist that you take out your own cancelation insurance as we do not provide this.

If you do not pay your balance on time, no refund of the deposit would be made, if you think your stay is unlikely to go ahead, you must still continue with your booking by paying your balance until we contact you to inform you that your stay can no longer go ahead, if you cancel your booking prematurely then you would not be entitled to a refund of your deposit or any monies paid to us.

 

EXISTING BOOKINGS

Our Customer Care team will be contacting all guests who are due to stay up to the 19th July 2021 to give you options of refunds/postponements if your stay cannot go ahead by law.

Due to the sheer amount of admin and increased costs we may be only able to offer postponements with an amendment fee of £75 for 2021 dates and £115 for 2022 dates.

Arrival 3pm Depart 10am

If you would like to arrange an earlier check in or late checkout, we can only organise this for you a few days before arrival as it is subject to same day changeovers and may not be possible if we have guests departing or arriving that same day.

Collecting the Keys & Final Arrangements

After the full balance has been paid – we will email you over all final arrangements.

Activities

If you have booked Activities, our package coordinator will be in touch with you to arrange the times and send you any menus/ spa choices etc, only once the final balance has been paid and numbers are confirmed.

Please note No 3rd party suppliers are permitted at this property unless booked through Celebration Cottages.

Security

Please note – At Certain properties there will be a security person who will lock up the hot tub at 10pm.
