Ipswich Farm House, comprising two seamlessly connected but beautifully different properties, will draw you into rural Suffolk life from the moment you arrive. Overlooking the River Deben and in a fantastic setting for long country walks, these properties vaunt a stunning combination of both contemporary and rustic décor throughout, from exposed oak beams, old brick fireplaces and a cosy crackling log burner, to modern yet classically designed bathrooms and a well-equipped kitchen which provide the right balance for all tastes. Just minutes from the Suffolk coast and only a two-hour drive from London, Ipswich Farm House will lend the perfect family retreat.

et Ipswich Farm House invite you with spacious gardens, roaring log fires, deep comfortable sofas and superbly designed bedrooms and bathrooms which will give you a slice of much needed luxury for your family occasion. If you have a larger group, you can book both the House and Cottage which are situated within the same grounds and these sleep up to eighteen guests combined, allowing you to hold a stunning birthday party, anniversary or any celebration without leaving anyone amiss. Create memories in the spacious patio and garden areas where you can fire up the barbeque on a warm day next to the open pond.

You may also hire the use of a private hot tub to make your stay extra special, and you can take the party outdoors; while the hot tub bubbles away, allow yourself to relax and enjoy a glass of wine. After long brisk country walks or a trip to the seaside nearby, sink into your luxurious bed after a hot shower. Wake up to an array of invigorating spa treatments provided by our beauticians, and then rejuvenate with a delicious and delectable afternoon tea with the adults while the children play in the gardens. Ipswich Farm House gives you the most indulgent fusion of bucolic fixtures and current comforts, just waiting for you to appreciate.


Living Spaces

Enter the Cottage through the entrance hall, and follow through to the open plan living room which seats up to six guests. Curl up and enjoy a film in front of the flat-screen TV or play your favourite music with Blu-Ray, DVD and an iPod docking station to choose from. The living space is open plan with beautiful exposed beams and spotlights. You will find a well-equipped kitchen with all you need to whip up your favourite meals and treats, and this boasts a large central island for preparation or just a morning catch up over a freshly brewed coffee. In the dining room, you can enjoy a three-course meal prepared and cooked by a private chef in front of the crackling log burner in the evening.
In the House, the layout has been closely mirrored, with an entrance hall, open plan living space with another log burning stove for those cool evenings post-walk where you can sit with a good book, and a beautifully appointed kitchen. The dining room table seats up to eight guests. Large gardens surround the property and you can enjoy al-fresco dining from the barbeque on the patio beside the open pond. There is ample off-road parking for up to three cars, and additional overflow parking can be utilised if you wish. The hot tub can be hired for up to three days or up to seven, depending on the length of your stay. Wi-fi and oil central heating can also be used throughout the properties. 9 Bedrooms

The Cottage, sleeping eight guests in four bedrooms has Bedroom 1 on the first floor, sleeping up to two guests in a King-sized bed with an en-suite shower room. Bedroom 2 is also situated on the first floor, sleeping up to two guests in a double bed. The family bathroom on this floor has a bath with a hand-held shower, WC and hand-basin. On the second floor, you will find Bedrooms 3 and 4 in the eaves of the cottage which are both twin bedrooms, sleeping up to two guests each.
In the House, sleeping ten guests in five bedrooms, Bedroom 1 on the first floor which sleeps up to two guests has a king-sized bed to sink into. Bedroom 2 has a double bed sleeping up to two guests, with an en-suite to the adjoining shower room. Bedroom 3 invites you with a double bed sleeping up to 2 guests, and has an en-suite shower with a WC and hand basin for your convenience. These bedrooms are situated on the first floor. Moving up to the second floor, you will discover two additional twin bedrooms in the eaves with two single beds each. Combined, these properties will sleep up to eighteen guests, so you can invite all your family members and enjoy your retreat together.

Booking Information

Booking Information:

  • We require a non-refundable 30% deposit via bank transfer or cheque only at the time of booking, and the full balance is to be paid 12 weeks prior to your stay.
  • Sorry we do not accept credit cards.
  • We require an additional £1000 security deposit for this property aside from your required balance, which is refundable 7 days after you vacate the property provided that there are no damages and house rules are kept to. For further info please see Booking Terms & Conditions
  • The Hot Tub can be booked for your stay for either 3 or 7 nights, please indicate at the point of booking if you'd like this option. For 3 nights, the additional cost is £300.00 for 7 nights the additional cost is £350.00.
  • Guests are to use the hot tub facilities at their own risk, and due to harsh chemicals used for maintenance purposes some skin types may react, please seek advice before use if you are unsure.
  • Please note: All bookings are subject to a booking fee of £115 which is due at the time of booking and is non refundable.



Due to COVID-19 we have experienced an overwhelming number of cancellations in 2020 due to all the restrictions, as we proceed into 2021/22 there is every chance future cancellations may take place, therefore the risk is much higher to us as a company and indeed our guests of a cancellation taking place for bookings with more than one household. We are all hopeful restrictions will be eased by spring and with the rollout of the vaccine hope is in sight for everyone!

As much as we have been able to help hundreds of customers in 2020 with refunds and postponements, we have had an extreme amount of admin and as a small family run business this means ensuring our staff are working around the clock to offer the best customer service possible, which is great for all our customers but unfortunately we have not been able to take advantage of Furlough for many of our staff as it is important to us to make sure at all times we are looking after our guests as priority! It truly has been a challenging time!

After careful consideration in line with keeping our customer service to a high standard,  we are only accepting new bookings for one household group + support bubble in 2021/22 under our normal terms and conditions & COVID-19 policy.  Which means bookings made under these terms and conditions would only be entitled to a refund if the holiday let was closed by law. No refunds would be offered due to restrictions on households mixing as all bookings should be for 1 household/ support bubble only. This will result in less cancellations for us and our guests.

“Large Group Policy”

A special contract designed with large groups in mind

Bookings can be accepted for multiple households under our “Large Group Policy” for £75. This amount is non-refundable and covers the risks of cancellation involved by us in taking such a booking during the pandemic.  Refunds/Postponements would be offered if your booking cannot go ahead due to restrictions by law (not guidance) on households/numbers or if the holiday let has to close by law.  Refunds would only be for the accommodation and activities and would be less the booking fee paid and the Large Group Policy fee.

Our Large Group Policy is not insurance, this does not cover you if you had to cancel your booking due to contracting COVID-19 or any other illness and could not attend, it does also not cover you if you wish to cancel your booking with us and have changed your mind about wishing to stay.   It does not cover you if you wish to cancel due to government guidance and not law.

We do insist that all our customers take out their own travel insurance to cover you in the event you have to cancel your booking.


If you have a booking with us for more than 6 people / 1 household/support bubble our customer care team will be in touch with you when we know the restrictions in place nearer the time of your stay. Due to the volume of admin it is not possible for us to postpone / refund your booking until approximately 4 weeks prior to arrival

It is not possible to refund or postpone your booking in advance of these dates.

Any premature cancellations will be subject to our normal terms and conditions.

All Balances do have to be paid on time to keep your booking in place, any balance not paid may result in your booking being cancelled and loss of any deposit paid. We ask that you wait for our customer care team to contact you to discuss your bookings and give you options nearer the time of your stay.

Due to the volume of admin we have to deal with imminent bookings as priority, so we kindly ask you for your patience.

Check in time. & Check Out Time

Arrival 3pm Depart 10am

If you would like to arrange an earlier check in or late checkout, we can only organise this for you a few days before arrival as it is subject to same day changeovers and may not be possible if we have guests departing or arriving that same day.

Collecting the Keys & Final Arrangements

After the full balance has been paid – we will email you over all final arrangements.


If you have booked Activities, our package coordinator will be in touch with you to arrange the times and send you any menus/ spa choices etc, only once the final balance has been paid and numbers are confirmed.

Please note No 3rd party suppliers are permitted at this property unless booked through Celebration Cottages.

Hot Tub

Please note – Any ladies who are pregnant we recommend that you do not use the hot tub.

Please do not use the hot tub if you have fake tan on.

We recommend that a maximum of 15 – 20 mins is spent in the hot tub at any one time, any longer can result in heat rashes or a reaction to the chemicals used in the hot tub.

Hot tub times 10am – 10pm

Please note there will be someone arriving to check the water in the hot tub early in the mornings, but they will try not disturb you.


Please note – At Certain properties there will be a security person who will lock up the hot tub at 10pm.
