Arrive at East Manor Farm where there is parking for sixteen cars, suitable for hens travelling from all over the UK. Enter this luxury property where you can choose one of eight stunning bedrooms to settle into, before enjoying the rest of your afternoon outside with canapes, prosecco and friends. Why not add an afternoon tea to take it to the next level, with a selection of cakes, sandwiches and delectable treats? You can take advantage of the large dining table and arrange a chefs three-course meal to catch up over in the evening, before venturing outside to the bubbling hot tub under the stars. Don’t worry if the weather won’t permit, it is covered and can be enjoyed all year round. On hazy summer afternoons you can enjoy sitting out with your favourite tipple while the BBQ sizzles away. The living space in front of the fire is the perfect location to play games and enjoy a pizza night, or you can book a group photoshoot to cherish your hen weekend memories. All holiday home essentials are provided such as fluffy towels and fresh bed linen, so you need only bring yourselves and your must haves for a glam celebration. This property is even pet friendly, so you can invite your pampered pooches to share your special time. They will love the walk down to the beach!

On the ground floor level there are two bedrooms both with en-suite – a double room sleeping two guests, and a family bedroom, with a zip and link 6ft bed and an additional single bed, sleeping three guests. On the first floor there is a beautiful family bedroom with a zip and link 6ft bed and an additional single bed with a large en-suite shower room, this sleeps three guests.
Two more bedrooms are on the first floor with a king-size bed and each with a en-suite shower room, sleeping four guests combined. A further twin room with views over the paddock & family bathroom with a gorgeous free-standing slipper bath and a separate large shower is also located on this level, sleeping two guests. In the attic, there is a double bedroom and a twin bedroom with an en-suite shower – both have sloping ceilings and sleep four guests combined.

Facilities:

  • A traditional country style kitchen with a range cooker, built in dishwasher & freezer with larder fridge and breakfast area.
  • A Dining Room, with real wood flooring and a fantastic table for 18 people so everyone can sit together at meal times.
  • Two lounges that both have real wood floors and open fires, lovely for the winter months.
  • A toilet & utility /kitchen area with an additional fridge freezer, another cooker, a washing machine & tumble dryer.
  • Outside: an added bonus is a separate shared, covered games room with table tennis and table football for guests to enjoy.
  • This property has its own very large hot tub!
  • There is oil central heating along with open fires – the first logs for the open fires are provided and are free.
  • There are flat screen Freeview TV’s in all of the bedrooms, along with the two lounges.
  • There is an iPod, CD player, DVD player, Wi-Fi broadband, a gas-powered BBQ and outside patio area.

Bathrooms: six en-suite shower/bath rooms and one main family bathroom.

Booking Information

Booking Information:

  • We require a non-refundable 30% deposit via bank transfer or cheque only at the time of booking, and the full balance is to be paid 12 weeks prior to your stay.
  • Sorry we do not accept credit cards.
  • We require an additional £500 security deposit for this property aside from your required balance, which is refundable 7 days after you vacate the property provided that there are no damages and house rules are kept to. For further info please see Booking Terms & Conditions
  • Please note: All bookings are subject to a booking fee of £115 which is due at the time of booking and is non refundable.

We are now only taking new bookings with an arrival date from October 2020 – Feb 2021 for 1 household group + support bubble.

Any bookings for after March 2021 can be for larger groups and we will offer all postponement/refund/amendment options should any restrictions be in place by law which would prevent you from staying.

We do not know who is from what household, nor is that possible for us to manage, therefore on making a booking with us with an arrival date from October 2020 – Feb 2021 you are agreeing to the 1 household + support bubble booking policy.

We have organised Big Discounts with just 1 household in mind!

We also have groups of properties on the same site which can be booked together for larger bookings as long as the rule of 1 household + support bubble applies per cottage and all government legislation is followed.

NEW BOOKINGS FROM MARCH 2021 ONWARDS

We are accepting bookings for larger groups from March 2021 as per our website prices, if the law of 6 still applies/ or government restrictions by law are in place limiting households at the time of your stay we will of course offer options to amend/refund/postpone.

IF YOUR existing  BOOKING IS FOR A PROPERTY IN ENGLAND AND IS AFFECTED BY THE “ RULE OF SIX”

If you booked on or before the 14h September with an arrival date between October 2020 – December 2020 and your party are unable to travel due to the Rule of Six Legislation, you will be given all 3 options – amend/postpone/refund

Our Customer care team will email all guests which have booked for more than 6 people and are due to stay in 2020 in due course to discuss all your options and ask how you wish to proceed.

Alternative Options Available – We have groups of properties where large bookings could separate into individual cottages on the same site where this is safe to do so keeping to the rule of 6 or 1 household/+support bubble per cottage.

There are options to swap properties and amend bookings to 6 people/ 1 households with discounts applied.

Bookings due to stay in December 2020 will be contacted before the end of October.

Bookings due to stay in January 2020 will be contacted before the end of November.

Bookings due to stay in February 2021 will be contacted at the end of December or by the first week in Jan 2021

House Rules

Please be aware that this property is in quiet residential area, so we kindly ask that all noise is kept to a minimum outside the property to be considerate to the neighbours We encourage low key celebrations, no wild house parties are allowed.

No extra guests are allowed to attend the property.

Check in time. & Check Out Time

Arrival 3pm Depart 10am

If you would like to arrange an earlier check in or late checkout, we can only organise this for you a few days before arrival as it is subject to same day changeovers and may not be possible if we have guests departing or arriving that same day.

Collecting the Keys & Final Arrangements

After the full balance has been paid – we will email you over all final arrangements.

Activities

If you have booked Activities, our package coordinator will be in touch with you to arrange the times and send you any menus/ spa choices etc, only once the final balance has been paid and numbers are confirmed.

Please note No 3rd party suppliers are permitted at this property unless booked through Celebration Cottages.

Hot Tub

Please note – Any ladies who are pregnant we recommend that you do not use the hot tub.

Please do not use the hot tub if you have fake tan on.

We recommend that a maximum of 15 – 20 mins is spent in the hot tub at any one time, any longer can result in heat rashes or a reaction to the chemicals used in the hot tub.

Please note there will be someone arriving to check the water in the hot tub early in the mornings, but they will try not disturb you.
