Welcome to The Potters Villa, a luxurious retreat just 30 minutes by train from Kings Cross, ideal for corporate offsites or team getaways within easy reach of London.
Set on a 10-acre private estate with an equestrian area, this secluded, gated property offers the perfect environment for relaxation and team bonding. The villa features 5 bedrooms, a heated outdoor swimming pool, a tennis court, a sauna, and a pool house with a bar, providing plenty of options for leisure and informal networking.
For entertainment, the villa includes two games rooms with snooker, pool, air hockey, and a pinball machine, along with a cinema room for movie nights or presentations. A styling room offers a unique space for pre-event preparations or photoshoots. Free, secure parking is also available for guests.

We take bookings for Christmas parties at all of our Corporate venues. It's never too early to book, and we do tend to sell out quickly, so enquire now for prices!
BOOKING PAYMENT PROCESS
To confirm your reservation, a non-refundable deposit of 30% of the total package amount is required. Additionally, a booking fee ranging from £115 to £215, depending on your selected property, is applicable. For group bookings exceeding 6 people, a non-refundable large group fee of £75 is also applicable. These fees are taken at the point of booking and are separate from and not deductible from the remaining balance.
The remaining balance, along with a refundable security bond starting from £500, is due 12 weeks prior to your scheduled stay.
For bookings within 12 weeks of the stay date, the full package amount, booking fee, large group fee (if applicable), and the security bond are required at the time of booking.
RESERVATION SERVICE
We cannot reserve dates without a deposit as we do work on a live availability system so the dates can be sold at any point.
We do have a reservation service in place for a selected number of properties that costs £75. This is an additional payment and will not be deducted from the final balance and this is also non-refundable.

General: We kindly ask that all noise is kept to a minimum outside the property and that all guests are considerate to the neighbours.
Collecting the Keys & Final Arrangements: You will receive these details after the full balance has been paid.
Extra guests: No extra guests are allowed to attend the property.
Activities: If you book Activities, our package coordinator will be in touch once the final balance has been paid and numbers are confirmed to arrange the times and send you any menus/ spa choices etc.
3rd party suppliers: Please note that no 3rd party suppliers unaffiliated with Corporate Cottages are permitted at this property.
Security: Please note that a security person may attend the property to lock the hot tub up after 10pm. They will do their best not to disturb you or your guests.
