Located in a very quiet location tucked away in a rocky embankment in the Lancashire countryside this wonderful traditional style cottage offers the perfect place to relax and make special memories with family and friends. On entering the cottage you will find a generous size country kitchen and a luxurious dining room which is the perfect setting for any celebration meal. The dining table seats 10, but there are an additional 2 chairs available to use around the table, for groups of 13 there will be an additional smaller table to use to join on to the main table, catering for everyone in your group in the same room.

Following on from the dining room is a cosy lounge with 3 comfy sofas for you to relax and unwind or for those guests looking for a night of entertainment, then the additional karaoke lounge will be the preferred choice, featuring a state of the art karaoke system, bar stools and a mini football table, its sure to fill your night with fun and laughter. A natural stone staircase leads you upstairs with rich regal colours inviting you into the luxurious bedrooms.
- The Master bedroom is truly fit for a king or queen, luxury décor and original features, this bedroom is gorgeous and full of character – Sleeps 2 / Double Bed.
- The Second bedroom has a double bed and a single sofa bed, this bedroom has an additional Ensuite wc.
- The Third bedroom, with a full Ensuite shower room, features a double bed with single bunk above, 2 single bunk beds and a single sofa bed – sleeps 6
- The Fourth sleeping area is located on the main upstairs landing, it can be used as a separate games/entertainment area with pool table and sofas, or simply slide the curtained screen to create a separate sleeping area with 2 single sofa beds.
- There is also a family bathroom on the 1st Floor.

2 well behaved pets are welcome at this property, however we kindly ask that no pets are allowed upstairs into any of the bedrooms.
Please note there is only parking for 3 cars at this property. There is no further parking spots available. It is extremely important that you do not bring additional cars as you will be required to move them due to parking restrictions by the local authorities.

If you’re looking to organise something a bit different for your hen party, then look no further! Learn some new skills in the kitchen, grab your apron and cook up a storm. Make your very own fresh pasta or pizza from scratch! Everyone in your party can get involved in this super fun activity, making it the perfect way to spend some quality time with your closest friends before your big day. To ensure it stays stress-free for you, all ingredients and equipment will be provided – Our chefs will even clear everything away and do the washing up!
Spa Treatments

When you book our spa activity this includes a 30 minute treatment, chose from a relaxing neck, back and shoulder massage, facial, foot massage, mini manicure/ or Pedicure.
Min 6 Treatments if adding on separately.
When it’s time to arrange your package we will offer you the chance to upgrade your treatment individually, choose from a 45 minute luxury treatment ( your calming treatment extended ) including the option of an Indian head massage or a deluxe 1 hour treatment ( your calming treatment doubled in time ) with a full body massage option or hot stones!

A great way to enjoy being the centre of attention and to create memories you can cherish forever!
Our photographer will take group photos of you all for approx. 1 hour, they will then edit the best pictures and add a little sparkle before sending them over to you within a few days after your stay.

Why not treat yourselves to delicious canapes set up for you on arrival with a glass of fizz to get the weekend started!

Afternoon Tea
This is a perfect treat for any break away, our caterers will deliver and set the table for you with delicious homemade delights!

It is not always possible to offer gluten free pizzas and depends on location, but please let us know your dietary requirements and we will do our best. - All bookings are subject to a property booking fee of £115 which is due at the time of booking and is non-refundable.

If you have booked Activities, our package coordinator will be in touch with you to arrange the times and send you any menus/ spa choices etc, only once the final balance has been paid and numbers are confirmed. Hot Tub
Please note – Any ladies who are pregnant we recommend that you do not use the hot tub. Please do not use the hot tub if you have fake tan on. We recommend that a maximum of 15 – 20 mins is spent in the hot tub at any one time, any longer can result in heat rashes or a reaction to the chemicals used in the hot tub. Please note as with all our properties hot tubs will be checked each day. A caretaker will arrive to check the chemicals and adjust accordingly for your safety.

COVID POLICY
LAW
If you are unable to attend one of our holiday cottages as a result of a national lockdown, where holiday lets have to close, we will offer refund/postponement options. Refunds would be less any booking fee/group policy fee paid and postponements would be subject to a £75 administration charge.
If you are unable to attend one of our holiday cottages as a result in a change in law, ( not guidance ) which restricts number of guests, we will offer refund/postponement options. Refunds would be less any booking fee/group policy fee paid and postponements would be subject to a £75 administration charge.
Our customer care team will contact you in the event of any restrictions.
GUIDANCE
If you wish to cancel your booking, if the holiday let is still open and available, we may not be able to offer a refund/postponement. We will however assist you with any insurance claim from any travel insurance you have taken out.
REFUNDS
For any refunds ( subject to the above Covid Policy terms & conditions ) we will try to action these refunds as quickly as possible, however please allow up to 14 days for the refund. In extreme circumstances ( national lockdown ) in busy periods this may take a little longer, we kindly ask for your patience, as a small family run business our resources are limited.
BALANCES
All balances must be paid on time for your booking to be secure – If you do not pay your balance on time, your booking may automatically be cancelled. If you cancel your booking prematurely our normal terms and conditions apply.
INSURANCE
When placing a new booking with us, we strongly advise that customers take out their own travel insurance with a reputable provider to cover your booking in the event you have to cancel. It is your responsibility to make sure your cover is sufficient and to cover all likely risks that may affect your holiday which include you or members of your party for being unable to travel because you or a member of your party fall ill with covid, or are required to quarantine or self-isolate. These events can be covered by you taking out travel insurance. We do not provide this.
